Innovative and respectful refurbishment of a listed building, including an extension (below ground) intended for 67 new car park spaces. The building is located in Felipe IV Street, a very vibrant and historic area nearby the well-known Museo del Padro in Madrid. This project is an example of how innovative ideas can be applied to a listed building dated 1900, while respecting and enriching the existing construction.
A main achievement was to improve the building’s energy efficiency by rehabilitating all façades, patios, and roofs applying new façade systems and modern building techniques. The process of implementing the new structure was carried out in different stages to assure the stability of the building:
·· Partial refurbishment and Consolidation of the existing building.
·· Special planning permission and management, extension of the building in two new levels gaining 2,510 m2 to create underground carpark, and reaching a total surface of 8,020 m2.
·· Creation and design of 9 new flats and 1 office space.
Perinat Interiors’ purpose was to integrate the new layout and the new materials in the spaces while revaluing 1900 building’s original features. The new flats are located in different parts of the building, which had diverse architectural features. Some had antique solid bricks or massive granite stone pieces, others had singular wood joineries whereas others had them in metal, and some areas had impressive ceiling mouldings. A thorough intent was put to preserve and highlight these singular elements, such as some joineries, to give new life to the essence of the building within the new layout. The new doors and windows design was inspired on the shape and materials of the existing ones, to keep the language of the building but with a contemporary language. The result: each flat has a unique aesthetic tailored-to-the-space.

Full renovation project. Building to be completely emptied. Just to remain the supportive structure (façade, columns and beams). Each existing floor (Ground to 5th floor) is 3215 square feet. A completely new penthouse will be built with 4 extra floors. In total: 22,215 square feet. $6 million budget.
Alex Perinat, as interior designer working with VPID, was responsible for designing the interior floor plan layout of each floor. 2nd - 4th floors designed to be a 3 bedroom renting apartments with a 10-seat dining room, living room and convertible media room to a 4th bedroom. 5th - 7th floors designed to be all together one loft. On the 5th floor: 2 bedrooms for the kids and a family room and library with double height ceiling. On 5 floor mezzanine: the master bedroom. On the 6 floor: living room, dining room and kitchen. Above: 6 floor mezzanine with a lounge area, terrace, swimming pool and bathroom.
Plans shown in this portfolio were projected by Alex Perinat in preliminary phases of design and supervised by CZS and VPID.
The renderings included were produced by CZS as part of the design process for the new penthouse to be built in collaboration with VPID responsible for the interiors. Alex Perinat met periodically one on one, or with more members of the team, with Valerie Pasquiou and or Carlos Zapata, contributing to the interiors design concept development, space planning, color palette, fabrics, textures and finishes, furnishings, etc. displayed in the renderings provided

Having a space at Casa Décor is a privilege reserved to the best designers and brands in the field. This year, Javier Muñoz’s studio was hired to design the space for the most important sponsor of the exhibition, Metrovacesa, a leading property company in Spain.
Javier Muñoz, in collaboration with Alex Perinat, designed a model apartment for Metrovacesa, for the public to understand what their apartments could look like. Muñoz and Perinat created a 2-bedroom apartment, with 2 bathrooms, kitchen and living–dining room, in 80 square metres.

Having a space at Casa Décor is a privilege reserved to the best designers and brands in the field. For this year’s event, Javier Muñoz decided to create a living room. Alex Perinat was responsible for the project from concept to completion. Perinat helped JM with the design, which included the creation of a completely new structure composed of a column and suspended beams that defined the whole new space, giving it character and offering better lighting, Perinat assisted JM determining the colour pallet, materials, textures and furnishings.
